The published amenities are a pool, a gym, a kids play area, a party hall and a tennis court. On a finished building the useful exercise is checking their condition rather than reading the list, and comparing them directly against the equivalent facilities at Glamz a short distance away. Two buildings of similar age with visibly different standards of upkeep tell you which owners association is functioning and which is not, and that difference is worth considerably more to you over a decade of ownership than any variation in the original specification.
Al Furjan is an established residential district in southern Dubai with a settled population, its own retail and two stations on the Route 2020 metro extension. It has held value better than several newer areas, and the presence of six Danube projects there, five now complete, gives a buyer more of this developer's finished work to inspect than anywhere else in the portfolio. Within the district, the walk to a metro station varies substantially between buildings, so it is worth checking for this specific one rather than accepting a district-level claim.
No price is published for Starz. On a completed building the number that matters is what comparable apartments have actually sold for recently, and Al Furjan generates enough transactions across its Danube buildings and other stock for that to be answerable with confidence. On a building of this age, ask separately about the service charge history and whether the owners association holds a funded reserve for the lift and plant renewal that is now approaching, because that is a cost somebody will carry.
