Two buildings in one
Aspirz is not a straightforward residential tower and the difference matters before you get as far as the price list. The developer describes it as convertible hotel apartments combined with office space, and publishes the unit count as 432 homes alongside 266 offices. That mix changes how the building behaves. Hotel apartments turn over faster than long-let flats, offices bring weekday footfall and empty out at weekends, and the two uses share lifts, parking and a lobby. Some buyers find that energy useful, particularly investors letting on short stays. Others find it the opposite of what they want from a home.
The published prices start at AED 857,000 for a studio, with one-bedrooms from AED 1,094,000, two-bedrooms from AED 1,763,000 and three-bedrooms from AED 2,402,000. That studio figure is among the lowest in the current release, and it is the number that will draw most of the attention. Read it in the context of the building's mixed use rather than against a purely residential tower elsewhere. A studio in a building with a hotel component and an office floor plate is a different asset from a studio in a family building, and it will let, price and resell on different terms.
Dubai Sports City is an established district built around its stadiums and academies, with a settled residential population and its own retail. It is well positioned for the southern road corridors and priced below the central districts, which is much of its appeal. It is also not a district that trades on prestige, and buyers should be honest about that when modelling resale. Danube has two projects here, Aspirz and the larger Sportz tower, and the two are aimed at noticeably different buyers despite sharing a district and a developer.
Handover is stated for Q4 2028 and the project is sold on a 0.5% monthly instalment plan, the lower of the developer's two rates. Twenty floor plan sets have been released, covering both the residential and the office components, so the range is wider than the unit count alone suggests.
