Late in the release
The most important fact about Diamondz is not in the price list. The developer reports 12 units available out of 1,219, which means this building is effectively sold. Anyone approaching it now is looking at a small remainder rather than a full release, and that changes the nature of the exercise entirely. There is no leisurely comparison of floors and aspects to be done; there is a short list of whatever is left, and the sensible question is whether any of it happens to suit you. We would rather tell you that at the top of the page than after you have chosen a layout.
For the units that remain, the published ladder runs from AED 1,126,000 for a studio through AED 1,890,000 for a one-bedroom, AED 2,625,000 for a two-bedroom, AED 3,650,000 for a three-bedroom and AED 4,750,000 for a four-bedroom. Those were the entry prices at release, and the remaining stock will not necessarily match them, because what sells last is rarely what was cheapest. The final units in a building have usually either been held back deliberately or passed over repeatedly by other buyers, and each of those tells you something different about the apartment. Ask for the current price on the specific unit rather than working from the ladder, and expect it to have moved.
Jumeirah Lake Towers is one of the more established apartment districts in Dubai, built around a cluster of lakes with its own metro station, a large working population and a mature rental market. It is a genuinely liveable district rather than a speculative one, and it has held value better than several newer areas. The trade-offs are the ones any JLT resident will name: parking is tight, the road layout around the clusters is awkward, and the towers vary widely in build and management quality. At 60 storeys Diamondz is among the taller buildings in the cluster.
The project is sold on a 0.5% monthly instalment plan with handover stated for 2027, which is the nearest date among Danube's larger current projects. A short remaining runway with a low monthly rate is a comfortable combination for a buyer, though with so few units left the payment terms are unlikely to be the deciding factor. Nine floor plan sets have been released. If none of the remaining units matches what you want, the useful next step is to look at Viewz, the developer's other tower in the same district, rather than to compromise here.
