Two markets in one building
The price ladder at Viewz tells the story better than any description could. The developer publishes one-bedrooms from AED 2,016,000, four-bedrooms from AED 8,320,000 and five-bedrooms from AED 15,025,000, with nothing quoted in between. That is not an ordinary residential tower's pricing. The upper tiers are sky villas, which the developer describes on its own page alongside the standard apartments, and they are a fundamentally different product sold to a different buyer. Anyone looking at the one-bedroom and anyone looking at the five-bedroom are effectively considering two separate buildings that happen to share an address and a lift core.
For the standard apartments, the proposition is straightforward: a well-located tower in Jumeirah Lake Towers, 38 storeys, 1,132 homes, handing over in 2027 on a 1% monthly instalment plan. JLT is one of the more established apartment districts in Dubai, with its own metro station, a lake-side setting, a large working population and a mature rental market that has held up better than several newer areas. Twenty-seven floor plan sets have been released, so there is real variation to work through before settling on a unit, and the published one-bedroom price is the entry figure for the cheapest of them rather than a typical cost.
The sky villas are the part that needs separate thought. At AED 15,025,000 for a five-bedroom, this is among the most expensive stock in Danube's entire portfolio, and it sits in a district better known for mid-market apartments than for luxury. That is a genuine question rather than a criticism: buying at the top of a district's price range means the comparable evidence supporting your resale value is thinner, because there is less of it. Viewz is one of two Danube towers in Jumeirah Lake Towers, alongside Diamondz, which is effectively sold out with twelve units remaining. That makes Viewz the practical option in the district for most buyers, and it carries by far the wider range of stock.
