Dubai Science Park — one completed Danube building

Danube's only project in Dubai Science Park is complete and occupied, and being the only one has a practical consequence. Everywhere else in this portfolio a buyer can compare several buildings by the same developer within one district and learn something real from the differences. Here that is not possible, so the assessment has to be made against other developers' buildings in the district and against Danube's completed work in neighbouring areas. Both comparisons are available, and on a resale where the price is set by an individual seller they matter a great deal.

The district sits in the Al Barsha South area and was developed around life sciences and healthcare businesses, which gives it a genuine working population and a real reason for people to live nearby rather than purely investor-owned stock. It is quieter and lower-profile than the districts where Danube has concentrated its building, with less new supply arriving. For a resale buyer that is a mixed picture: less competition when you come to sell, but a thinner market with fewer transactions to price against and fewer buyers actively looking at any given moment.
