The only one in its district
Opalz is complete and occupied, and it is the only project Danube has built in Dubai Science Park. That second fact matters more than it might appear. Everywhere else in the portfolio you can compare several buildings by the same developer in the same district and draw conclusions from the differences. Here you cannot, so the comparison has to be made against other developers' buildings in Dubai Science Park, and against Danube's work in neighbouring districts. We will assemble both rather than presenting the building without any context to judge it by.
The developer publishes 575 homes over 20 storeys, with 39 floor plan sets, which is a wide layout range for a building of this size and means apartments described identically can differ considerably in area and aspect. A two-bedroom is published at AED 2,623,000. On a completed building that figure should be read as a reference point rather than a live quotation, because most transactions here will be private resales priced by individual sellers rather than developer stock sold from a list. What actually matters is what comparable two-bedrooms in the district have sold for recently, and unlike a projection that evidence is obtainable.
The project record still shows a monthly instalment line from when Opalz was selling off-plan. It does not apply to a finished building and we have not repeated it. A completed apartment is bought on completion terms: settled in full at transfer, or financed with a mortgage arranged through your own bank. We mention the stale entry only because you may encounter it on other listings and wonder why this page differs. Where the developer's record and the physical state of the building disagree, the building is the more reliable source.
Dubai Science Park sits in the Al Barsha South area and was developed around life sciences and healthcare businesses, which gives it a working population and a genuine reason for people to live nearby rather than purely investor-owned stock. It is a quieter, lower-profile district than the areas Danube has concentrated in, with less new supply arriving. For a resale buyer that is a mixed picture: less competition when you come to sell, but also a thinner market with fewer transactions to price against and fewer buyers actively looking. Ask for recent comparables before agreeing anything, because the usual shortcuts do not work here.
