The developer quotes AED 1,865,000 for a two-bedroom and AED 2,407,000 for a three-bedroom, and puts no figure against studios or one-bedrooms. That is a meaningful signal about how the building is configured: where the original Elitz publishes only a one-bedroom price, this tower leads with the larger formats. If you are buying for a household rather than as a compact investment, this is the Elitz tower to look at first, and the comparison worth making is against other family stock in the district.
The numbering is misleading and worth correcting early. Elitz 3 hands over in April 2027, eight months before Elitz 2, which is stated for December 2027. So despite being the third in name, it is the second to complete. Buyers comparing the three often assume the sequence runs in order and it does not. The building is 692 homes over 41 storeys, taller than the original Elitz and shorter in unit count than Elitz 2, which puts it in the middle of the group on almost every measure except delivery date.
The amenity list leans towards residents working from home, with a business centre, a library and a health bar alongside the pool and gym. Whether that matters depends entirely on how you intend to use the apartment, and it is worth being sceptical about amenity lists generally. Shared workspace in a residential tower is genuinely useful when it is well run and mostly empty when it is not, and no developer publishes which of those it will be. Ask what is actually contracted to be built rather than what appears in the marketing.
The tower is sold on a 1% monthly instalment plan, the same rate as both sibling towers. The developer's reported availability figure for this building exceeds its own stated unit count, which is plainly an error in the source data rather than a fact about the building, so we have not repeated it here. What we can tell you is that availability changes weekly on a project at this stage of construction, and the only reliable answer is the one the developer gives on the day you ask.
