Elz is complete and occupied, and at 275 homes over eight storeys it is the smallest of the five Danube buildings in Arjan. Size is the thing worth thinking about here. A building with 275 apartments has a proportionately smaller pool of owners funding its shared plant, which can push the service charge per unit above what a larger building carries. Against that, fewer residents share the lifts, the pool and the parking, and the owners association is small enough to be workable. Since it is finished, there is no payment plan and no handover date.
The published amenity list is modest and honest about what it is: a pool, a gym, a lobby and a cabana. That is a reasonable set for a building of this size, and it is worth preferring a short list that is well maintained over a long one that is not. On a finished building you can verify this directly rather than reading about it. Walk the shared areas and look at their condition. A small building that keeps its pool and gym in good order is generally better run than a large one advertising facilities that have been left to deteriorate.
No price is published for Elz, which is the position on most of the completed portfolio. That matters less on a finished building than it would off-plan, because the useful figure is what apartments here have actually sold for recently rather than what any list states. Arjan has genuine transaction depth, with five Danube buildings and substantial stock from other developers, so comparable evidence is readily available. That spread is genuinely useful, because it means you can choose the form that suits you rather than accepting whatever the district happens to offer. If a smaller, quieter building appeals more than a tall one, Elz and the four-storey Resortz are the two to look at. Walk both, and walk the taller ones too, so the choice is made on comparison rather than on assumption.

The main question on a building this size is the service charge, and it deserves proper attention rather than a glance. Ask for the figures across the last three years, ask whether they have risen and why, and ask whether the owners association holds a funded reserve for major works. With 275 owners the sums involved are smaller than in a large tower, but so is the pool of people paying them, and an underfunded reserve on a small building is just as expensive per apartment when the lifts need replacing.
Choose the form deliberately. Arjan gives you an unusual range within one developer's work, from four storeys up to thirty-six, all finished and all walkable in an afternoon. That is a genuine luxury for a buyer and most people do not take advantage of it. Decide whether you want a small quiet building or a tall one with a view, then look at the two or three that match, rather than taking whichever apartment happens to be available first.
Where the purchase is from the developer, the agreement is with Danube Properties on completed-property terms. Where it is a private resale, your contract is with the seller and the transfer registers through the Dubai Land Department.
