Identical on paper
Glitz 2 is complete and occupied, a ten-storey building of 151 homes in Dubai Studio City. The developer publishes exactly the same figures for it as for the neighbouring Glitz 1: the same unit count, the same height, the same amenity list. We have not manufactured a distinction between them, because none is stated. What we would say plainly is that a published specification is not what determines whether a building is a good purchase seven or eight years after handover, and two buildings that started identical rarely remain so once people are living in them.
So the question is not which specification is better but which building has been run better, and that is answerable. Compare the two on the things that diverge after handover: the condition of the entrance, corridors and lifts, how the parking is managed, whether the landscaping has been kept, the service charge across the last three years and its direction, and whether a reserve fund exists for the plant renewal now approaching. Half an hour spent in both buildings will separate them more reliably than any amount of document comparison.
It is worth saying that identical specifications are not evidence of carelessness on the developer's part. Building a phased pair to one design is normal practice and often produces better value than designing each separately, because the cost of the design is spread across twice the units. The point is simply that it removes the specification as a way of choosing between them, which surprises buyers who expect a brochure to answer the question for them. Where the paper is the same, the building itself and its accounts become the deciding evidence, and both are available to you here.
Dubai Studio City is a functional, affordable district in southern Dubai, developed around media and production businesses, quieter than the busier apartment areas and with fewer transactions as a result. No price is published for Glitz 2, as with most of the completed portfolio. That thinner local market means an asking price is harder to test against evidence, so it is worth widening the comparison across all three Glitz buildings and into adjacent districts before agreeing anything.
