Finished and lived in
Bayz is complete. The building was handed over and is occupied, and that single fact should reset how you read everything else on this page. There is no construction programme, no handover date to wait for and no monthly instalment plan, because those exist to fund a building while it goes up and this one is finished. What is on offer here, if anything is, is either stock the developer still holds or a resale from a private owner, and those two work quite differently. We establish which before doing anything else, and we will tell you plainly if the answer is neither.
The developer publishes 463 homes over 29 storeys in Business Bay. Because the building is occupied, you can assess it in ways that are impossible off-plan, and this is the real advantage of buying completed stock. You can walk the corridors, see how the common areas have worn, ride the lifts at a busy hour, look at the state of the pool deck and the parking, and form a view on how well the building is managed. None of that is available to somebody buying a render, and it is worth considerably more than any brochure.
Ask about the service charge before anything else. On a completed building this is a known figure with a history rather than an estimate, and that history tells you a great deal: whether the charge has risen steadily, whether the owners association functions, whether there is a reserve fund for major works. A building with a well-managed service charge and a funded reserve is a materially better asset than an identical building without one. This is the single most useful question available to you here and it cannot be asked of an off-plan project at all.
Business Bay is dense, central and among the most liquid apartment markets in Dubai, which matters more for a completed building than for a new one. Liquidity means you can establish what comparable apartments in the district actually trade at and rent for, rather than relying on projections. Danube has two towers under construction on the same stretch, Bayz 101 and Bayz 102, both far taller and sold on a 2% monthly plan. If you want a payment plan rather than a finished apartment, those are the projects to look at instead.
