It undercuts its immediate neighbour by one thousand dirhams, which is not a meaningful difference on a purchase of this size and should not be treated as one. What the figure genuinely signals is where the building stands: Dubai Silicon Oasis is an established district in the southern half of the city, built around a technology park and free zone, where land is materially cheaper than in the central areas. The low price reflects the address rather than the specification.
The developer publishes 483 homes here across twenty floor plan sets, making this the larger and more varied of the two Oasiz buildings. Its neighbour has 410 homes and sixteen sets. That is the substantive difference between them, and it is the one worth deciding on. More units means more choice of floor and aspect at the point of reserving, and a larger pool of owners sharing the cost of the building's plant, which usually helps the service charge. It also means more residents using the same lifts and more identical apartments reaching the rental market at handover.
Only the studio format is priced in the public material, which tells you something about who the developer expects to buy here. At this level the purchase is generally an investment rather than a home, and the calculation is a yield one. The district's self-contained employment base is what makes that work: people employed in the technology park and the free zone want to live within reach of it, which supports steady occupancy. The figure missing from that calculation is the service charge, which has not been published and which we would obtain before you model anything.
Handover is stated for November 2027 on a 1% monthly instalment plan, identical to the neighbouring building. Both are therefore competing for the same tenants and the same buyers on the same timetable, in the same district, with the same amenity list. That is worth thinking about if you are buying to let. Nearly nine hundred apartments across the two buildings will reach the market at roughly the same moment, and a good proportion of them will be studios. Price your rental expectations against that reality rather than against the district's current position.
