Oasiz publishes the second-lowest entry price anywhere in Danube's current release, at AED 762,000 for a studio, and that number is the reason most buyers arrive at this page. It is worth understanding what sits behind it. Dubai Silicon Oasis is a well-established mixed-use district in the southern half of the city, built around a technology park and free zone, with a settled residential population and its own schools and retail. Land there costs less than in the central districts, and the entry price reflects that rather than any compromise the developer has made on the building itself.
The developer publishes 410 homes at Oasiz, which makes it one of the smaller buildings in the release, and sixteen floor plan sets. Only the studio is priced publicly; larger formats are quoted on request. For an investor the studio figure is the operative one anyway, because at this price point the buyer is usually looking at yield rather than at living space. The calculation that matters is the achievable rent in Dubai Silicon Oasis against the total cost of ownership, including the service charge, which the developer has not published and which we would ask for before you commit.
There is a near-identical sibling. Oasiz 2 stands in the same district with the same amenity list, the same 1% monthly plan, the same stated handover of November 2027, and a studio price of AED 761,000, one thousand dirhams below this one. The genuine differences are size and layout range: Oasiz 2 is larger at 483 homes with twenty floor plan sets, against 410 homes and sixteen sets here. Anyone comparing the two should ignore the price gap, which is negligible, and choose on building size, floor and aspect instead.
Dubai Silicon Oasis suits a particular buyer well and others poorly, and it is worth being direct about which you are. It is genuinely self-contained, with employment, schools and shops inside the district, which supports a stable rental market of people who work nearby. It is also some distance from the coast and from the central business districts, without a metro station, so it is a driving district. If your tenants or your household need to be in the northern half of the city regularly, that is a daily cost worth pricing in properly.
